Chayora, one of Shadow Foundr’s early investee companies, has secured significant US$ 180m Series C funding from Actis Asia Real Estate Fund (“AAREF”).
This latest funding from Actis is in addition to the original Series B investment made by the Actis team in March 2016, when part of Standard Chartered Principal Finance Real Estate – resulting in AAREF securing a majority holding in Chayora.
The first tranche of this additional funding (US $64m) was invested by Actis in October of this year, with the remaining US $116m currently being raised by Actis through their global institutional and family office connections – with a minimum investment size of US $5m, at a price of US $1,080 per share.
Actis’ Series C funding will significantly boost Chayora’s balance sheet, providing the Company with expansion capital for its data centre development projects.
Combined with project debt of c.US$250m, it will enable Chayora to complete two hyperscale data centre facilities on Chayora’s Tianjin campus and acquire land for further growth in Tianjin and the planned Chayora Shanghai area campus.
While this is undoubtedly very good news for Chayora, unfortunately the large minimum ticket size of US $5m means that the opportunity to invest or further invest in the Company is out of reach for many Shadow Foundr investors.
However, building on our past success in facilitating secondary markets when opportunities such as this present themselves, Shadow Foundr is providing a limited opportunity for both existing and new investors to potentially acquire shares in Chayora from existing Chayora shareholders.
Founded in 2004, Actis has an unparalleled heritage in growth markets, set within a culture of active ownership. Actis has raised US$15bn since inception and employs over 200 people, including a team of c.120 investment professionals, working across 16 offices globally.

We will have the Actis offering document when it becomes available, which they have indicated we can pass onto to selected investors, to assist their decision-making.
